The property is freehold and zoned RU1 (Rural). The Cooma-Monaro LEP allows for a residence to be constructed on any lot of 80 hectares (200 acres) or larger, subject to the usual requirements and approvals. The land has over 1/2 km of frontage to Shannons Flat Road and there are no rights of way or easements (i.e. nobody else has access through this property).
The land rises from around 1100m above sea level along the road boundary to over 1300m over the wide ridgetop. It gets several decent snowfalls most winters.
